Preparing to Build
1. Perform material and labor take offs and get bids. Look over the bids carefully, the bid that appears to be the lowest cost may not actually be the best deal.
2. Survey the lot and get a grading report
3. Obtain free and clear title to the land. Get title insurance.
4. Apply for the construction loan. Apply for a little more than you think you'll need to ensure you have a contingency fund.
5. Establish a project checking account. Write all project related checks on this account and keep an accurate balance. You may be audited on this.
6. Close the construction loan
7. Open builder accounts with material suppliers
8. Get purchase order forms
9. Obtain the building permits
10. Get a builder's risk insurance policy
11. Get a worker's compensation policy
12. Purchase necessary gear : 50' minimum tape measure, hard hat, 6" line level, 4' level, first aid kit, gloves, pocket utility knife, plumb bob, square, and a work lamp with an extension cord.
13. Notify subs and award contracts
14. Post construction signs and arrange job site fencing
15. Arrange for a job site phone and toilet. |
