Guide to finding the perfect home lot
As the old adage goes, there are three important factors when it comes to the perfect house: location, location, location. Do not attempt to save money by buying a less desirable lot. Simple curb appeal can affect the value of your home by 25% or more! Make sure that both lot and neighborhood are worthy of the home you wish to build! If you have not yet purchased a lot, ask yourself the following questions: Would you prefer to be part of a planned development, or do you wish a one-of-a-kind lot? If you purchase in a subdivision, do the covenants allow you to build the home you want, when you want? Would you prefer a spacious lot, or a cozier lot? Are the lot and surrounding area suitable for both the physical and aesthetic properties of the home you wish to build? Follow this checklist when purchasing a property for your dream home: * Does the lot allow for any desired basements? * Does the lot have rear and side privacy? * Is the home on a sewer line or would you have to install a septic tank and pass a percolation test? Check the height to ensure your lowest drain pipe is slightly higher than the sewer line. * How is the traffic in the area? * Does the shape of the lot allow for usability? * Does the soil provide a good, firm base? Sandy soil may require special foundation work and may not support a larger house. * Are there any subterranean rocks that require blasting? * Is the property in a flood plain? * Is the atmosphere quiet and safe? * Are the surroundings attractive? * Is there a level or gradual slope up from the road, or will the water drain towards the home? * Is there adequate drainage? * Is the lot located in a stable, respectable neighborhood? * Is the lot outside city limits? You may pay less in local taxes. * Is there access to major roadways? Is the property too close to or on a major roadway? * Is the lot convenient to schools, shopping, firehouse, and other desirable amenities? * Is the lot too near an airport, railway, landfill, or other undesirable property? * Is the lot situated in an area of active growth? * Does the lot provide an attractive view? * Is the lot fully useable, without ditches, ruts, or irregular surfaces? * Are there easements that would interfere with your use of the lot? * Is the lot in an area zoned only for single family dwellings? * Are there underground utilities such as phone, electrical, and cable accessible to the property? * Will the beautiful natural features of the lot remain undisturbed by building? |
